Starter homes in a mature suburb

LUCAN FROM €284,950:   SAVILLS HOK is marketing 42 apartments and duplexes at a new scheme in Lucan which has a good location and larger than average sizes.

Fforster Square is an infill development opposite Willbrook Park on Willsbrook Road being developed by Hugh McGreevey & Sons.

The scheme is being built on the last undeveloped site in the Ballydowd Manor residential estate, built by McGreevey's around 10 years ago. It has a good location in the older part of Lucan village and is within the catchment area of the old Lucan parish of St Mary's and is a 10-minute walk from Lucan village.

Prices are competitive with two-bedroom ground floor apartments starting at €284,950. These are all own-door units and have 76sq m (821sq ft) of living space.

There are six large three-bedroom apartments, which are laid out over 118sq m (1,279sq ft). They are priced from €344,950.

Finally, three-bedroom duplex units with 107sq m (1,152sq ft) are priced from €334,950.

The low-rise scheme is laid out around a central landscaped open space.

Fit-out at Fforster Square includes wardrobes and good fitted kitchens. Duplexes have tongue-and-grove flooring in the upper floor and unusual arched windows. Kitchen appliances are not included.

Each unit has one designated car-parking space and there is extra guest car-parking at the scheme.

Maintenance fees for two-bedroom units will be €500 and three-bedroom units will be slightly higher.

Hugh McGreevey & Sons has been building homes in the greater Dublin area for over 40 years.

Previous schemes include Elmbrook in Lucan, St Brigids, Killester, and Redcourt Oaks on Seafied Road, Clontarf.

Units at Fforster Square will be ready to move into from May onwards, according to the selling agent.
