Find your ancestorsDublin 8 from €340,000: The last phase of a Section 23 apartment scheme in Dublin 8 comes to the market this week.
Hooke & MacDonald is handling the sale of the final 17 apartments at Cameron Court on the corner of Cork Street and Cameron Street close to the Coombe Hospital.
Cameron Court comprises 76 apartments in total and one ground floor retail unit.
Prices start at €340,000 for one-bedroom units with 43-49sq m (460-520sq ft) of living space. Two-bedroom units with 65-73sq m (695-785sq ft) are priced from €420,000. There is one 87sq m (930sq ft) three-bedroom apartment available. It costs €475,000. Parking spaces cost an additional €30,000.
The scheme has a very convenient Dublin 8 location. Fatima Luas stop is a short walk away as is St James's Hospital - a big employer in the area. Dublin city centre is within striking distance.
The scheme, designed by Paul Duignan & Associates and developed by Troon Developments, is now complete.
Being ready for immediate occupation by tenants, purchasers can claim their Section 23 relief for the 2007 tax year. Investors will benefit from tax-free rents on the new apartment they purchase and also on any other rental income earned in Ireland.
Monthly rent will be in the region of €1,400 for a two-bedroom unit, according to Enda Burke from Hooke & MacDonald.
Annual maintenance fees are €1,000 for one-bedroom units and €1,200 for two-bedroom units.
