From flats to a comfortable family home with pizzazz

Dublin 6: €1.25m Killeen Road off Dunville Avenue in Dublin 6 is a cul-de-sac lined with redbrick terraces of modest-sized houses.

Number 21 last came on the market five years ago when it was divided into the sort of old-fashioned flats that used to be such a feature of this area.

The new owners refurbished and extended to 120.77sq m (1,300sq ft) house, making a three-bedroom family home with a very smartly extended kitchen.

Now with a larger family than when they first moved in, these owners are moving on, leaving a comfortable, bright house (the back garden is south-facing) in walk-in condition.

The house is for sale by private treaty through Felicity Fox, at €1.25 million.

The upstairs level was reconfigured to make space for a good-sized family bathroom. There are three bedrooms - two doubles and a good-sized single - and the bathroom, which is decorated in a smart black and white colour scheme, with slate floor and wall tiling.

Downstairs, there is a livingroom to the front which, like much of the rest of the house, has polished floorboards.

The back reception room was more than doubled in size by the addition of a single-storey extension which now houses the contemporary kitchen, complete with large island unit and space for a dining table.

Large floor-to-ceiling glazed French doors open out into the back garden and there is a trio of roof lights, so this entire area is very bright. Also at this level is a shower room.

The extension obviously compromised the size of the back garden but at 7m long it is still an average-sized Ranelagh town garden.
