14.3 acres with potential in Leixlip for €7 million

Development Land Prime residential land of 14.3 acres outside Leixlip, Co Kildare, is for sale by private tender with a guide of €7 million through agent Coonan Real Estate Alliance.

The site has potential for development subject to planning.

It sits in a residential area about a mile from Leixlip town centre and is adjacent to the Confey Arrow rail commuter station.

The town is well served by road links and has regular bus and train services and a direct link onto the M4.

Leixlip is within the mid-east region and was identified in the Strategic Planning Guidelines for the greater Dublin area as being a major centre within the Dublin metropolitan area.

The subject site is zoned "E" (amenity and open space) in the Leixlip Local Area Plan 2002, according to the agent.

The area is a well established residential catchment lying about 9.5 miles west of Dublin. Leixlip developed rapidly with the arrival of two high-tech companies, Intel and Hewlett Packard, and these were followed by others.

The lands benefit from close access to historic Leixlip and also the major retail centres of Liffey Valley and Blanchardstown shopping centres.

The property is for sale by tender on May 31st.
